Call +44 7492 350404The hardest part of a refurbishment is rarely any individual trade — it is the sequencing. Plastering cannot start until first-fix electrics and plumbing are in and signed off. Flooring should not go down before decorating unless you enjoy touching up skirtings. Kitchen units cannot be fitted until the floor is level and the services are in the right places. When a homeowner is coordinating that themselves, one trade running two days late pushes the next three back a fortnight, and everybody blames somebody else. We bring carpentry, plumbing, tiling, plastering, brickwork, flooring, electrics coordination and decorating together as one team on one programme, so the sequence is our problem rather than yours and there is a single person to ask when you want to know where things are.
A typical whole-house job runs in a recognisable order. Strip-out first — old kitchen, bathroom, floor coverings, and any partitions coming down. Then the structural and first-fix stage: steels where walls are being opened up, new stud walls, and all the pipework and cabling chased in while the walls are open. Then plastering, which is the point at which the house stops looking like a building site and starts looking like a home again. Then second fix — sockets, switches, radiators, sanitaryware, kitchen units, doors and architrave — followed by tiling, flooring and decoration. We quote the stages separately so you can see where the money goes, and if the budget will not stretch to everything at once we will tell you which stages genuinely have to happen together and which can wait for a later phase.
Much of what we refurbish across Wembley, Harrow, Hendon and Willesden was built between the wars or before, and those houses keep a few things back until the walls come off. The recurring ones are old rubber or fabric-insulated wiring that has to be replaced rather than extended, lead or galvanised supply pipework that has narrowed internally, chimney breasts removed at some point without proper support above, damp at the base of solid walls where a later render or floor level has bridged the damp course, and ceiling joists that were fine for a ceiling but not for the storage somebody has been putting up there. None of these are disasters and all of them are cheaper to deal with while the house is already open. What matters is that they are found and priced honestly at the point of discovery rather than quietly absorbed into the job and then produced as a surprise at the end. We show you what we have found, explain the options, and agree the cost before carrying on.
Not every refurbishment is somebody's forever home, and the right specification is different when it is not. On a rental property the priorities are durability and compliance — hard-wearing flooring, robust ironmongery, a kitchen that survives tenants, and the safety work that lets the property be let legally. On a pre-sale refurbishment the priority is what a buyer actually notices in a twenty-minute viewing: a sound kitchen and bathroom, clean decoration throughout, level floors, and no obvious defects to hand a surveyor. Spending heavily on things nobody will see is a poor return in both cases. We are happy to be told the purpose of the job and to spec it accordingly rather than assuming everything should be finished to the same standard.

Sometimes, if the job can be phased so one part of the house stays usable. On a full strip-out with the kitchen, bathroom and services all out at once it is usually not practical. We will tell you honestly which applies to your job at quote stage rather than after you have committed.
