Plumbing repairs, tiling, plastering, carpentry, painting and decorating, flooring, brickwork and general handyman work all sit in the same team, so a tenant reporting three unrelated faults does not become three separate visits from three separate contractors on three different days.
An empty property earns nothing, so the work between tenancies has to be quick and it has to be finished. We take on void refurbishments as a single job — making good the damage from the last tenancy, replastering and redecorating, replacing flooring, refitting a tired kitchen or bathroom where it is due — and we sequence our own trades so nothing sits waiting on somebody who never turns up. You get a clear scope and a price agreed before we start, not an open-ended running total.
There is a real difference between patching a problem and fixing it. A recurring leak under a bath is rarely the bath; damp that keeps returning after a repaint was never a decorating job. We look for what is actually causing the fault rather than covering it over, because a repair you pay for twice is more expensive than the one that was done properly first time — and a tenant reporting the same fault for a third time is a bigger problem than the fault.
Occupied properties need a different approach to empty ones. We keep the working area contained, protect floors and finishes, clear up at the end of each day rather than the end of the job, and get rooms back into use as quickly as the work allows. Tenants deal with tradespeople who behave properly in someone's home, which makes the arrangement easier for everyone — not least the person who has to field the complaints.
